The attached garage is the <br />only garage on the property and converting it to a salon will make the <br />property non-conforming as the ordinance requires residential homes to have <br />a minimum 440 sq. ft. (20x22) garage. <br /> <br />The city council cannot approve a CUP that makes a property non- <br />conforming. To have the property maintain conformance, a new <br />appropriately sized garage will need to be built and receive a certificate of <br />occupancy prior to the applicant being able to operate the salon in the <br />existing converted garage space. <br /> <br />As a result of this, the city is postponing action to allow the applicant to <br />determine how they want to proceed. <br /> <br />Public Hearing <br />Staff received a letter informing the city the property owner is already <br />operating a business (Dellwo Brothers Construction) from the property.
