The project area includes one <br />lot, currently platted as Oudot A of The Crossroads Second Addition, <br />which was created as part of the extension of Zane Avenue north to <br />what is currently the Elk River Lodge apartment building. <br />The lot is located between Zane Avenue and Highway 10 and is <br />significantly below minimum lot size standards. To support the platting <br />of the parcel, the applicant has received approval of variance allowing <br />the substandard oudot to be platted as a buildable lot in support of the <br />billboard proposal. The lot is approximately 3,500 SF in size, severely <br />limiting development potential for much beyond a billboard. <br />The variance approval included a limit on sign height to reduce <br />conflicts with adjacent land uses and the applicant has not requested a <br />digital billboard. Currently, the applicant plans to install a 30-foot tall <br />(the same height as the existing Saxon Sign) two -tiered billboard. <br />Applicable Regulations <br />City ordinance section 30-375 outlines the required findings for <br />approval. <br />9.
