It is located between Lake Orono and Orono Road. The i <br />applicant wishes to subdivide it into two oudots. As oudots are <br />unbuildable, no park dedication is required nor are there minimum lot u <br />CR 33 <br />size requirements. The intent is to create an opportunity to transfer <br />ownership of one lot to another owner so they can install a dock with <br />access to the lake. <br />Applicable Regulation RR <br />Plat approval may only be ordered if the following findings have been Hwy 10 <br />made, as outlined in Section 30-375: • <br />1. The proposed subdivision is consistent n ith the honing regulations (article VI of <br />this chapter) and conforms in all respects with all requirements of this Code, <br />including the honing regulations and this article. <br />The property is zoned R1c (single family residential), and the <br />proposed subdivision is consistent with all zoning regulations. <br />Oudots do not need to meet dimensional requirements of zoning <br />district. <br />2. The proposed subdivision is consistent with all applicable general and Figure I <br />specialized city, county, and regional plans, including, but not limited to, the city's comprehensive development plan. <br />It does not conflict with any city, county, or regional plans, including the Comprehensive Plan. <br />CR 12 <br />3.
