The plight of the petitioner is not due to circumstances unique <br /> to the property and are a consequence of the petitioner's own CR 33 <br /> action. <br /> Background/Discussion • x <br /> Case No.V 21-04 RR - <br /> The subject property is zoned R1c—Single Family Residential and is Hwy 10 <br /> 0.8 acres in size,which allows 1,200 square feet (SF) of attached and _ CR 12 <br /> detached accessory structures. The property currently has a 728 SF <br /> attached garage and a 120 SF detached shed for a total of 848 SF of <br /> existing accessory structures. <br /> The applicant is proposing to add 515 SF to the attached garage, yw� <br /> creating a total of 1,363 SF of accessory structures, 163 SF over the <br /> allowed amount for a property of this size in this zoning district. <br /> The applicant is requesting a variance to exceed the allowable accessory Figure I <br /> structure size by 165 SF. <br /> Applicable Regulation <br /> Variances may be granted when the petitioner establishes that the variance satisfies all five of the criteria described <br /> below. <br /> 1.
