The meeting included topics specific to that project, trail easement and land dedication for the <br />proposal, but also discussed the city's Park Dedication Fee as it related to high density residential uses <br />(apartments) . <br />Council directed staff to complete an appraisal study to review possible updates to the Park Dedication Fee and <br />identify a possible tiered fee for high density uses. In July of 220, the findings were reviewed and unfortunately, <br />the study did not identify enough high -density sales to create a tiered rate specific to high density uses. The <br />findings would have increased park dedication for all tiers (low, medium, and high) and Council ultimately <br />recommended no changes. <br />The city has received a proposal for a 178-unit project on the same site with a net density of roughly 32 units/acre. <br />This is a much higher density than recent apartment projects and would require $871,673.12 in Park Dedication <br />Fees. The Park and Recreation Commission recommended cash dedication with a 20-foot trail easement. <br />Current park dedication information from nearby communities is outlined below — Ramsey was the only <br />community that provided a reduction for higher densities.
