The general purpose and intent of the ordinance are met. 2. The property has a land use of residential and the use is consistent with the Comprehensive Plan. 3. The proposed use is reasonable and is permitted in the zoning CR 33 ordinance. 4. The plight of the petitioner is due to circumstances unique to the property not a consequence of the petitioner's own action or inaction. 5. Any changeable copy signage exceeding 30 square feet will f require a Conditional Use Permit. A,;io /89 Figure Background/Discussion The city and school district are working together to create a sign package for the Furniture and Things Community Event Center and Elk River High School (ERHS). The city would like to install a sign on the wall of the Furniture and Things Community Event Center to identify the building and the main sponsor (Furniture and Things) of the facility. Ordinances currently limit the sign size to 92 SF,which may not be visible from the street. The proposed sign is approximately 200 to 250 SF.
