The rezoning is consistent with the City of Elk River Land Use Plan adopted as part of the City of Elk <br /> River Comprehensive Plan. <br /> Background/Discussion <br /> This application is part of the Elk River Municipal Utilities (ERMU)) <br /> building expansion project. The project includes a Zone Change (ZC <br /> 20-03), a Conditional Use Permit (CU 20-19),Preliminary and Final -L <br /> Plat (P 20-13 &P 20-14), a Variance (V 20-14), and an Easement <br /> Vacation (EV 20-05). The subject site is at the south east corner of the - -- <br /> intersection of Main Street and Tipton Ave. \ �cR 33 <br /> ERMU is requesting their property,which is zoned R2-a, be rezoned to <br /> R1-c. While their building expansion project is permitted as a z <br /> Conditional Use Permit in the R2-a district,the rezoning of the parcels RR <br /> will make them consistent with the surrounding zoning, alleviating <br /> concerns with spot zoning.
