The applicant <br />is proposing to construct a 60-unit apartment building. <br /> <br />Park dedication was paid for the parcel back in 2006 as a <br />commercial lot. The commercial rate, if paid today, would be <br />$32,800. The rate for high density residential is $4,897.04/unit <br />which equates to $293,822.40. Crediting the applicant with today’s <br />commercial value, the balance of park dedication would be <br />$261,022.40. <br /> <br />It was determined back in 2006 no park land is desired in the <br />development of Elk Ridge Center.
