Park dedication shall be paid in the form of cash for <br />approximately 25 acres at the City Council established rate <br />when the subdivision is released for recording. The current <br />rate is 6% of the county assessed value, which equates to <br />approximately $66,360 for this application. Staff will <br />determine the final acreage and amount when the plat is <br />released for recording. <br /> <br />Background/Discussion <br />The subject properties are located west of Jarvis Street roughly <br />between 161st Ave and 163rd Ave. (Figure 1). <br /> <br />The applicant, Copart of Connecticut, Inc., has submitted an <br />application to plat Cascade Industrial Park Third Addition on three <br />outlots (PID’s 75-712-0010, 75-712- 0030, & 75-712-0040) to <br />expand their currently approved salvage yard operations. The three <br />outlots are currently vacant and undeveloped. The final plat will <br />combine the existing outlots into one buildable lot (Lot 1 – <br />approximately 25 acres), and Outlot A (approximately 2.28 acres). <br /> <br />Only Lot 1 is eligible for park dedication. The Outlot is not subject to park dedication until it is plated <br />for development. <br /> <br />The application package also includes a request to vacate the undeveloped right-of-way through the <br />property. Right-of-way will be established on the north side of Lot 1 to provide access to the city owned <br />property to the west. <br /> <br /> <br />
