(This will be $1,425.93/lot at the 2019 <br />low-density rate) <br /> <br />Background/Discussion <br />The subject properties are located at the northwest corner of <br />Meadowvale Road and Ranch Road (Figure 1) and are 45.91 <br />combined acres. The proposed plat will consist of one new <br />buildable lot and two existing lots. The lots range in sizes from <br />6.00 to 30.62 acres in size. <br /> <br />Parks and Recreation Commission <br />The Neighborhood Parks Service Area text in Chapter 5 of the <br />master plan states, recreation facilities should be developed when <br />300 or more households within cluster developments or on lots <br />less than 2 acres are located within 1.5 miles of the park.
