(This will <br />be $1,425.93/lot at the 2019 low-density rate) <br /> <br />Background/Discussion <br />The subject property is located at the end of Victoria Drive (Figure <br />1) and is 20.16 acres. The proposed plat will consist of one new <br />buildable lot and one existing lot. <br /> <br />Right-of-way is being platted through the middle of the subject <br />property for a north/south transportation connection and half of a <br />right-of-way (30 feet) is being platted along the north side of the <br />subject property providing an east/west transportation corridor for <br />future development in the area. <br /> <br />Parks and Recreation Commission <br />The Neighborhood Parks Service Area text in Chapter 5 of the <br />master plan states, recreation facilities should be developed when <br />300 or more households within cluster developments or on lots <br />less than 2 acres are located within 1.5 miles of the park. The <br />subject property does not meet this criteria, therefore staff <br />recommends dedication be paid in the form of cash. <br /> <br />Master Trail Plan <br />A conceptual connection is shown on the master trail plan that just <br />touches the northeast corner of the subject property. This <br />connection can be reviewed when the parcel to the north develops. It is anticipated this desired trail <br />connection/easement can occur with the other 30 feet of right-of-way in the future. <br /> <br />Attachments <br /> Location Map <br /> Final Plat
