.

.

.

Item # 1

MEMORANDUM

TO: Planning Commission

FROM: Scott Harlicker, Senior Planne*

DATE: June 14, 2005

SUBJECT: Concept Plans for the Development of the South Side of I 75th
Avenue

Overview

At the May 10th Planning Commission workshop, the Commission asked staff to create
alternative development scenarios for the development of the area south of 17Sth Street.
Attached are 6 concept plans for the development of that area. Five of the plans are bubble
diagrams illustrating possible land uses, and one illustrates a possible public street layout.

The bubble diagrams contain a mix of land uses that are consistent with the HR (High
Density Residential) land use designation. The land uses included in the diagrams are
commercial, office, mix use (commercial/ office/residential), apartments, townhouses and
single family residential.

Please come prepared to discuss and offer comments on which options you prefer. The
Commission could also consider combining one or more components of the various
concept plans into another alternative.
