Background/Discussion The applicant,Acuity Group,is proposing to develop a vacant lot at the end of 183rd Circle NW with luxury 1-level townhomes. The parcel is across the street from the Tall Pines development and down the street from Elk River Senior Living and ABRA Auto Body. The property is currently guided for Business Park and has a land CR 33 use designation of mixed use. The residential project is similar to the Tall Pines project and would be developed as a PUD. Staff has concerns related to traffic and circulation for the proposal RR as the only access would be on Line Avenue. Recent projects have increased traffic at that intersection and without changes to the Hwy io local road network the project may be premature at this time. The _ • CR iz intersection of Line Ave and Main Street/CSAH 12 may be impacted by the Highway 169 Redefine project,which has the potential to impact local roadway connections in the area. �P Additionally,until the local road network has been evaluated for yw impacts and modifications from the planned interchange, an evaluation of the highest and best land uses for the remaining vacant properties near the interchange cannot be completed.
