The <br /> parcel is across the street from the Tall Pines development and <br /> down the street from Elk River Senior Living and ABRA Auto <br /> Body. <br /> The property is currently guided for Business Park and has a land CR 33 <br /> use designation of mixed use. The residential project is similar to <br /> the Tall Pines project and would be developed as a PUD. <br /> Staff has concerns related to traffic and circulation for the proposal RR <br /> as the only access would be on Line Avenue. Recent projects have <br /> increased traffic at that intersection and without changes to the Hwy io <br /> local road network the project may be premature at this time.
