The proposed subdivision includes right- <br />of-way dedication for connections to future development to the <br />north and east. Staff recommends acquiring right-of-way for a <br />future connection to the west, which is not shown on the proposal. <br /> <br />None of the surrounding parcels are planned for development, but <br />when approving subdivisions the city must evaluate the potential <br />development of the surrounding lots. The parcel to the north is 40 <br />acres, and the parcel to the east is 160 acres. The recommended <br />connection to the west would allow a future connection to <br />Meadowvale Rd, creating two future roadway connections. <br /> <br />The existing cul-de-sac is approximately 1,400 ft long, and the ROW <br />to be dedicated with the plat will extend it to nearly 2,000 feet.
