The subject property is zoned R1-a with minimum lot sizes of 2 <br /> '/z acres and 160 foot widths. <br /> The proposed plat creates three developable lots ranging in sizes from " CR 33 <br /> 3.35—8.27 acres. The plat meets the dimensional requirements for the <br /> zoning district. • <br /> 3 <br /> Parks and Recreation Commission �_ RR z <br /> The Parks and Recreation Commission recommended park dedication <br /> be paid for 2 dwelling units at the rate applicable when the subdivision HwY ro <br /> is released for recording and to support the City Council requiring a 30 <br /> CR 12 <br /> foot wide trail easement along the entire western property line of the <br /> subject property. The applicant had concerns with the trail easement, <br /> as they believed the city was taking their land without being <br /> compensated for it and the likelihood of a trail in the neighborhood was <br /> unlikely. <br /> 1 <br /> Wetland and Easements 69 <br /> Wedand and easements encumber approximately half of Lot 1. Due <br /> to the size and location of the wedand,if a home is to be Figure i - <br /> constructed on the eastern portion of Lot 1, the driveway may only <br /> occur south of the wetland and would be within the required 45 foot wedand setback. The driveway will <br /> require approval of a variance prior to issuance of a building permit, and without a variance,the lot is <br /> undevelopable. <br /> The south property line of Lot 1 is located about as far south as it can be, as the minimum lot width for <br /> Lots 2 and 3 is 160 feet.
