The existing septic system (Lot 1, Block 1) will be required to have a septic compliance inspection <br />and must be shown to be compliant. <br />2. Any item or condition found indicating the site is likely to yield information important to pre-history <br />or history shall immediately be reported to the city. Further, the city reserves the right to stop work <br />authorized in its approval until the site is appropriately investigated and work is authorized. <br /> <br />Background/Discussion <br />Case No. P 18-16 <br /> <br />th <br />The properties are located at the northwest corner of 185 Avenue and <br />Troy Street and are 13.59 acres in size. The proposed plat will consist of <br />th <br />one lot. Access to the new parcel will be from 185 Avenue. <br /> <br />The applicant submitted the plat to combine two lots into one. As there <br />is a reduction in the number of parcels, the plat is exempt from the city <br />subdivision ordinances, and falls under the city’s Platted Exemption <br />regulations, which does not require a public hearing. <br /> <br />The property was previously platted and recorded with the Dickenson <br />Addition. After the plat was recorded, the applicant realized there was an <br />approximate two-acre discrepancy in the property sizes.
