The proposal includes interior and exterior modifications to the
building. The site would also be changed to accommodate the needs of the proposed apartment building
north of the site and a reduced need for parking which may include replacement of bituminous surfaces
with green space. The facility would include:
 131 leasable storage units
 24 hour access
 Complete climate control for all units

Comprehensive Plan and Zoning
The property currently does not have zoning approval for any use, and the Comprehensive Plan guides
the property as Focused Area Study (FAST), and is zoned FAST- The Point. The FAST Plan specifically
guides the area for high density housing and riverfront amenities, while the zoning includes high density
residential buildings, business and professional offices, outpatient healthcare facilities, and institutional
uses.

Mini-storage facilities are not permitted on this site, but are supported elsewhere in the zoning code.
