(This will be$1,425.93/lot at the 2018 low density rate) Background/Discussion The subject property is located at the northeast corner of CR 121 (Brook Road) and Monroe Street (see red dot on Figure 1) and is 40 • acres in size. The proposed plat will consist of 16 buildable lots and one outlot. The lots range in sizes from 1.5 to 2.85 acres in size. Parks and Recreation Commission The Neighborhood Parks Service Area text in Chapter 5 of the CR33 master plan states, recreation facilities should be developed when 300 or more households within cluster developments or on lots less than 2 acres are located within 1.5 miles of the park. RR Alba Ridge Park is about 2,800 feet away. The subject property does not meet this criteria, therefore staff recommends dedication Hwy io be paid in the form of cash. CR 12 Master Trail Plan A conceptual connection is indicated in the southwest corner of the subject property. Any future trail connection in this area can occur 4, within the County Road 121 right-of-way. A proposed trail/walk is ,s, indicated on the south side of County Road 121,outside of the ,,'%9 subject property. No easement is needed.
