(This will be$1,425.93/lot at the 2018 low <br /> density rate) <br /> Background/Discussion <br /> The subject property is located at the northeast corner of CR 121 <br /> (Brook Road) and Monroe Street (see red dot on Figure 1) and is 40 <br /> • <br /> acres in size. The proposed plat will consist of 16 buildable lots and <br /> one outlot. The lots range in sizes from 1.5 to 2.85 acres in size. <br /> Parks and Recreation Commission <br /> The Neighborhood Parks Service Area text in Chapter 5 of the CR33 <br /> master plan states, recreation facilities should be developed when 300 or more <br /> households within cluster developments or on lots less than 2 acres are located <br /> within 1.5 miles of the park. <br /> RR <br /> Alba Ridge Park is about 2,800 feet away. The subject property <br /> does not meet this criteria, therefore staff recommends dedication Hwy io <br /> be paid in the form of cash. CR 12 <br /> Master Trail Plan <br /> A conceptual connection is indicated in the southwest corner of the <br /> subject property. Any future trail connection in this area can occur 4, <br /> within the County Road 121 right-of-way. A proposed trail/walk is ,s, <br /> indicated on the south side of County Road 121,outside of the ,,'%9 <br /> subject property.
