(This will be$1,425.93 at the 2018 low density <br /> rate) <br /> Background/Discussion <br /> The subject property is located at the northwest corner of 185th <br /> Avenue and Troy Street (see red dot on Figure 1) and is 15.48 acres in size. <br /> The proposed plat will consist of two lots. Lot 2 will contain the <br /> existing house and will be approximately 11 acres in size. Lot 1 will be <br /> a new developable lot and eligible for cash dedication and will be <br /> approximately 1.0 acre in size. The applicant will also be providing two <br /> sections of 33 foot right-of-way (approximately 0.6 acres) for Troy <br /> CR 33 <br /> Street. <br /> Parks and Recreation Commission <br /> The Neighborhood Parks Service Area text in Chapter 5 of the master <br /> plan states, recreation facilities should be developed when 300 or more households RR <br /> within cluster developments or on lots less than 2 acres are located within 1.5 miles <br /> of the park. *Ivry 10 <br /> CR 12 <br /> Riverplace Park is about 2,000 feet away. The subject property does <br /> not meet this criteria, therefore staff recommends dedication be paid <br /> in the form of cash. <br /> p9 <br /> Master Trail Plan tiw� <br /> An existing paved trail exists along the entire southern portion of the <br /> subject site. No trails are indicated along Troy Street.
