The current zoning for that <br />property is R1a, which requires a minimum lot size of 2 ½ acre. The City Council directed staff to <br />analyze allowing smaller lots in the R1a district. <br /> <br />Staff met with all city departments to discuss the possible concerns with reducing the lot sizes. The <br />Building Department’s largest concern was having enough buildable (upland) property for primary and <br />secondary septic systems and stated one acre was too small. The Engineering Department did not believe <br />there would be negative impacts on the traffic plans if the density were to be increased. Parks and <br />Recreation did not believe an increased density would have any negative impact on future park facilities. <br /> <br />Staff is currently considering 1 ½ acres as the minimum lot size in the R1a district.
