(This will be $2,851.86 at the 2018 low <br /> density rate) <br /> After the park dedication motion has been acted on,provide staff with input on the conceptual <br /> connection in the vicinity of 196th Avenue. <br /> Background/Discussion <br /> The subject property is south of 196th Avenue along the Queen Street alignment. The proposed plat will <br /> consist of three lots 2.41 acres in size. One of the lots (Lot 2) will contain the existing house and the <br /> other two will be new developable lots. These are the two lots eligible for park dedication. The applicant <br /> received variances for lot sizes and lot widths. <br /> There is a wetland complex covering most of the northern portion of the subject property and directly <br /> west/northwest of the cul-de-sac of 196th Avenue. <br /> Parks and Recreation Commission <br /> The Neighborhood Parks Service Area text in Chapter 5 of the master plan states, recreation facilities should <br /> be developed when 300 or more households within cluster developments or on lots less than 2 acres are located within 1.5 <br /> miles of the park. The subject property does not meet this criteria, therefore staff recommends dedication <br /> be paid in the form of cash. <br /> Master Trail Plan <br /> The Master Trail Plan shows a conceptual connection in the vicinity of 196`h Avenue connecting Lander <br /> Street with the 180 undeveloped acres to the west. Due to the location of wetlands, future driveways, <br /> and fewer properties to be affected, city staff has determined a future trail would be best suited to go <br /> around the northern side of wetland complex that impacts the subject parcel. Staff would like input from <br /> the Parks and Recreation Commission on this.
