��/ A\ <br /> ( <br /> ;.4 - ITEM 1 6. 11. - 6. 13. <br /> 1i <br /> MEMORANDUM <br /> ty of ./ <br /> Jlk River TO: Planning Commission <br /> FROM: Scott Harlicker, Planning Assistan /1 <br /> DATE: March 23, 1999 <br /> SUBJECT: Request by Phoenix Enterprises for <br /> Rezoning, Preliminary Plat (Hillside <br /> Estates 9th), and a Conditional Use <br /> Permit, Public Hearing Case No.'s <br /> ZC 98-7, P 98-5 and CU 98-21 <br /> Request <br /> Consider a request by Phoenix Enterprises for a rezoning to PUD (Planned <br /> Unit Development), a preliminary plat for 61 single family lots and a <br /> conditional use permit for a planned unit development for Hillside Estates 9th <br /> Addition. <br /> III Overview <br /> The applicant has submitted revised grading plans which address the City <br /> Engineer's comments. Also attached for your reference is the staff report from <br /> the February Planning Commission meeting. <br /> Most of the comments voiced at the February public hearing were regarding <br /> the traffic situation on Auburn Street. There were also several comments on <br /> the need to preserve trees. <br /> The application was postponed at last months meeting to allow the applicant <br /> an opportunity to address issues raised at that meeting and to allow time to <br /> send out public hearing notices. The County supplied an updated property <br /> owners list and notices were sent out to all the names on that list. <br /> Recommendation <br /> It is recommended the Planning Commission recommend approval of the <br /> rezoning request from Rle (Single Family Residential) to a PUD (Planned <br /> Unit Development) based on the following findings: <br /> III 1.
