Ordinance Amendment for <br /> Recycling Centers in the C3 <br /> District, Case No. OA 96-15 <br /> B. Rezoning of the Northeast <br /> Corner of Highway 10 & 165th <br /> Avenue, Case No. ZC 96-19 <br /> C. Land Use Plan Amendment for the <br /> Property at the Northeast Corner <br /> of Highway 10 & 165th, Case No. <br /> LU 96-5 <br /> • The City Council recently initiated all three of these applications in response <br /> to a request by a prospective business who wanted to locate a used car <br /> dealership at the northeast corner of Highway 10 and 165th. In order to <br /> accommodate this particular use, the rezoning and land use plan amendment <br /> needed to be completed along with an ordinance amendment to address the <br /> existing recycling center that is located within the building. Staff has <br /> recently received a letter (see attached) from the property owner requesting <br /> that the rezoning of the property from light industrial to highway commercial <br /> be put on hold due to inquiries that the property owner has received from <br /> prospective businesses that would fit within the current zoning designation. <br /> Therefore, staff has withdrawn the applications from the agenda and are not <br /> requesting any action from the Planning Commission. However, if the <br /> Commission feels strongly that any of these three applications should <br /> proceed forward, staff will bring this recommendation to the City Council and <br /> those issues may be brought back before the Commission for consideration <br /> next month. <br /> • <br /> s:\planning\ \oa96-15.doc <br /> 13065 Orono Par • P.O.
