V 94-01 <br /> ISSUE <br /> Consider a five (5) foot front yard building setback variance and five (5) foot <br /> parking lot setback variance to the existing library. <br /> ATTACHMENTS <br /> Location Map, Zoning Map, Site Plan <br /> 1111 ANALYSIS <br /> The City of Elk River is requesting a five foot front yard setback variance and <br /> a five foot parking lot setback variance for the existing library and associated <br /> parking lot. The purpose of the variance is to recognize the existing <br /> conditions, which do not comply with current code. The variance is being <br /> triggered by the conditional use permit application for the expansion of the <br /> existing library building. <br /> SETBACKS <br /> The existing library is currently situated twenty-five (25) feet from the front <br /> property line located along Proctor Avenue. Today's front yard setback <br /> requirement is 30 feet. The existing parking lot setback from the <br /> surrounding property lines is 5 feet. Today's parking lot setback <br /> requirement is 10 feet. At the time the library and parking surface was <br /> constructed, it did meet all City codes, therefore, a variance is required <br /> because of the change to City ordinance. <br /> • <br /> P.O.
