CU 93-28 <br /> REQUESTED ACTION <br /> A conditional use permit request to encroach on the 300 foot <br /> setback for a metal skin building and to construct a 30 ' x 32 ' <br /> metal skin pole building within a platted area. <br /> LOCATION OF REQUEST <br /> 10654-201st Circle NW (Lot 4, Block 3, Knollwood) Elk River, MN. <br /> ZONING/LAND USE <br /> Rla (Single Family Residential) / LR (Low Density) <br /> ATTACHMENTS <br /> • Location Map, Site Plan, Zoning Map, Property Owners List. <br /> OVERVIEW <br /> Mr. Robideau is requesting a conditional use permit to <br /> construct a non-agricultural metal skin building within a <br /> platted area. The proposed structure would measure 30 ' x 32 ' <br /> ( 960 sq ft) . Metal skin buildings are required to meet a 300 <br /> foot setback from any neighboring dwelling. Also, any metal <br /> skin building located within a platted area must also go <br /> through the conditional use permit process regardless of size. <br /> The proposed building will be located directly behind the <br /> applicant ' s home near the rear of the lot. Setbacks from the <br /> neighboring homes are 224 feet and 133 feet, respectively. <br /> Note the attached site plan which shows the layout of the site <br /> and the location of neighboring homes . The adjacent home <br /> located at 10684-201st Circle also has a metal skin building <br /> which was built in 1981 . According the 1981 building permit, <br /> the dimensions of the structure are 40 ' x 60 ' , which is much <br /> larger than the building proposed by Mr. Robideau. The <br /> applicant could construct a 960 sq ft building of this size and <br /> not need a conditional use permit if it were constructed of a <br /> non-metal material, such as wood, masonite, or stucco. <br /> • <br /> P.O.
