This amendment will be processed in conjunction with
the zoning district uses amendment (OA 18-03).

Resident understating of the PUD residential zoning districts is difficult as these standards are not
published online, or located in the city code. A resident needs to contact city staff to determine the
standards for both principle and accessory structures on their lot. The goal of this amendment is to
simplify residential standards and make these regulations more transparent to the general public.

In evaluation of the dimensional standards for all of the residential PUDs, staff noticed many similarities
for front, side, and rear setbacks. Many of the developed PUDs meet existing regulations for the Single
Family Residential (R1-c). The first part of this request is to rezone many of the developed PUDs to a
standard zoning district with regulations outlined in the city code.

The second part of this request is to simplify the dimensional regulations from 8 residential zoning
districts to six. The new proposed residential zoning districts will loosen regulations in some areas of the
city and simplify the residential zoning regulations. The proposed changes are not anticipated to
negatively affect the public health, safety, and general welfare of the city residents.

You will find attached the existing residential zoning map, along with the draft residential zoning map.
Also attached are the proposed dimensional requirements for the six new residential zoning districts.

The Planning Commission is asked to review the proposed zoning districts and dimensional standards,
for clarity and understandability.

Financial Impact
None
