Changes <br /> include the addition of 37 acres to the preliminary plat,modifications to the road network,and moving <br /> the land area to be dedicated for park dedication purposes.The road changes provide better east-west <br /> transportation options for residents and reduce developer costs related to the excavation for public <br /> utilities.The proposed subdivision includes approximately 375 single-family lots. <br /> The park area under the new configuration is approximately 5.3 acres and abuts another 8.8 acres of <br /> wetland and power line easements that will be maintained as open space,but will not qualify as park <br /> dedication.The total green space under the new plan will be over 14 acres. <br /> The previous preliminary plat included approximately 6 acres of land,but it did not abut additional green <br /> space. <br /> The original configuration was also hilly and had over 20 feet of elevation change while the new site is <br /> relatively flat with six to eight feet of elevation change over all but a small area in the SW corner. <br /> As with the previous approval,the park area will grow when the parcel to the south is developed.The city <br /> does not have any proposals for the property to the south,and the land dedication will be discussed when <br /> a development proposal is received in the future. <br /> Staff recommends approval of the new park land configuration as the flatter site will be a better fit for <br /> future programming needs and it abuts a large open area,giving the impression of a larger site.The land <br /> dedication does not satisfy the entire park dedication requirements,and the remaining dedication would <br /> be satisfied with a cash payment.The cash dedication will be approximately$1,190 per unit,but the final <br /> cost will be calculated when a final plat is received. <br /> The Elk River Vision <br /> A welcoming community with revolutionary and spirited resourcefulness, exceptional A 0 / E I E o O r <br /> service, and community engagement that encourages and inspires prosperity IrJATUREI <br />
