Approve,by motion, the Conditional Use Permit (CUP) with the following conditions: <br /> 1. The authorized CUP shall be recorded. <br /> 2. If the proposed work described in the application and CUP has not been substantially <br /> completed within two years after the CUP's date of issuance, the permit shall expire and <br /> become void. <br /> 3. If the authorized use ceases for more than six months, the CUP shall expire. <br /> 4. The applicant must apply for and receive approval for all required permits before any <br /> construction may begin. <br /> 5. All comments provided in the August 8, 2017, comment letter shall be addressed. <br /> 6. All design standards of the Hillside Crossing Planned Unit Development shall be met and <br /> approved by city staff. <br /> 7. A circulation plan detailing the new parking configuration,landscaped medians and traffic <br /> circulation shall be approved by city staff. <br /> 8. All sign permits must be obtained. <br /> 9. All necessary documentation and approvals be obtained for the new stormwater pipe prior <br /> to issuance of a building permit. <br /> 10. An easement vacation shall be approved by the city and a new 20-foot easement shall be <br /> established over the new stormwater pipe. <br /> 2. Adopt,by motion, a resolution vacating a drainage and utility easement under the condition a new <br /> 20-foot easement is recorded and a replacement pipe is constructed prior to vacating the existing <br /> easement and removing the existing pipe. <br /> Background/Discussion <br /> Case Nos. CU 17-18 and EV 17-03 <br /> The request is a CUP to operate a 24-hour pay at the pump gas station with canopy and without a <br /> convenience store at 19425 Evans St. NW. The 7.09 acre property is located in the Hillside Crossing <br /> Planned Unit Development (PUD) located east of Evans St NW on the Coborn's store site.
