The property is zoned R1-c (Single <br /> Family Residential). The minimum lot size for lots in the R1-c district is 11,000 square feet with a <br /> minimum lot width of 80 feet (100 feet for corner lots) and a minimum lot depth of 130 feet. The <br /> proposed preliminary plat meets all the dimensional requirements. <br /> Analysis <br /> Comprehensive Plan <br /> The property is identified as a residential land use. Urban Residential includes land for residential use in <br /> areas that are currently served by municipal sanitary sewer system. Urban Residential land uses include <br /> single family detached housing and attached housing in the form of duplexes and townhomes. The use <br /> will be consistent with the comprehensive plan. <br /> Transportation/ Circulation <br /> The plat will be accessed by Baldwin Street from the west and by 195th Avenue from the north. A <br /> through street connection will be created with the extension and intersection of Baldwin Street and 195`h <br /> Avenue. There will be two cul-de-sacs (Carson Court and 195th Circle) off of these two streets. <br /> Utilities <br /> The 36 lots will be served with municipal services. <br /> Stormwater/Grading/Drainage <br /> The proposed development is still being reviewed in accordance with the Stormwater Ordinance Sections <br /> 78-503 and 78-504 <br /> Environmental <br /> Wetlands are present on site and are delineated on the plans.
