The plat will not include any public improvements. <br />Lot Configuration <br />The plat of DHJ includes three lots: <br />Lot 1 Block 1 = .26 acres <br />Lot 2 Block 1 = .42 acres <br />Lot 3 Block 1 = .31 acres (new buildable lot) <br />All three lots meet the dimensional requirements for the R1 c zoning district. <br />The two existing lots will maintain their access on Irving Avenue and the new buildable lot will have <br />access to Holt Avenue /8`' Street. <br />Utilities <br />The property is located within the urban service district where water and sanitary sewer is available in <br />Holt/ 8`'' street. Connection and street patching will need to be approved by the city engineer. <br />Parks and Recreation <br />The Parks and Recreation Commission recommended that park dedication be paid in the form of cash <br />for one (1) lot at the rate applicable at the time of Final Plat approval. <br />Applicable Regulations <br />Subdivision <br />These findings are necessary for City Council approval of the preliminary plat and the final plat: <br />1. The proposed subdivision is consistent avith the honing regulations (article VI of this chapter) and conforms in all <br />respects avith all requirements of this Code, including the honing regulations and this article. <br />2. The proposed subdivision is consistent with all applicable general and specialised city, county, and regional plans, <br />including, but not limited to, the city's comprebensive development plan. <br />P0IYER10 8 Y <br />ATUR <br />
