The 2017 rate for low <br /> density residential is $1,425.93 per dwelling unit. <br /> Staff also recommends the Parks and Recreation Commission recommend trail easements along the west <br /> side of Elk Lake Rd NW and the north side of the 2215`Avenue alignment. Staff requests the <br /> commission provide direction on the width of the easements. <br /> Background/Discussion <br /> Case Number P 17-12 <br /> The subject property is west of Elk Lake Road and north of the 221st Avenue alignment. The property is <br /> zoned R1-a with minimum lot sizes of 2 '/2 acres. <br /> The applicant will be splitting the 36.23 acre property into two parcels,one new buildable lot (2.5 acres), <br /> one lot (32.26 acres) for the existing home, and right-of-way. <br /> Parks and Recreation Master Plan <br /> The Neighborhood Parks Service Area text in Chapter 5 of the master plan states, recreation facilities should <br /> be developed when 300 or more households within cluster developments or on lots less than 2 acres are located within 1.5 <br /> miles of the park.The subject property does not meet this requirement.
