Updated engineering and utility plans must be approved by city staff.
2. An updated Planned Unit Development agreement for Miske Meadows must be approved by
the City Council.
3. The sidewalk along the south side of wetland #2 must include pedestrian ramps on both sides of
Johnson Street and Ivanhoe Drive. The mid -block pedestrian crossings also need to be striped
and signed according to established standards.
4. Rear yard drainage easements for all parcels abutting the new stormwater basin must encompass
the 928 contour line.
5. All mailboxes shall be clustered.
Background /Discussion
On May 16, 2016, the City Council approved the preliminary plat of Miske Meadows. An update to the
plat, which included 37 detached townhome units, was approved on January 17, 2017. The current
preliminary plat request includes 251 buildable lots. The changes being proposed with this update include
reconfiguration of stormwater infrastructure between Johnson and Ivanhoe Streets to allow the addition
of four additional lots. The changes also include a new stormwater basin, and relocation of the mid -block
sidewalk connection between Johnson and Ivanhoe.
The applicant has also requested approval of the Final Plat for Miske Meadows Third Addition. Council
will review the final plat, along with the pre -plat update, on June 5, 2017.
Site Plan
In addition to allowing the addition of four buildable parcels, the changes to the stormwater plans reduce
the lot depths for a number of lots. The typical lot depth for the impacted area has been reduced to 128
feet, but two parcels have a minimum depth of 120 feet. The standard lot depth for a typical single - family
neighborhood is 130 feet. With the changes made after the first submittal staff is comfortable with the
proposed lot depth reductions.
The pedestrian connection between Johnson and Ivanhoe had aligned with Lincoln Street and the
connection to Sunset Ridge. The proposal moves the pedestrian connection north, to a less than desirable
location along the south side of wetland #2. The new location does not align with a sidewalk connection
iawERfu sr
4A UO'E
