Staff approval of all required plans,including landscaping and utility plans. <br /> Recommend,by motion,approval of the Preliminary Plat for River Park Meadows with the following <br /> conditions: <br /> 1. Address all comments in the comment letter dated August 16,2016. <br /> 2. Staff approval of updated Preliminary Plat. <br /> Background/Discussion <br /> Progressive Builders is seeking approval to re-develop a portion of the River Park Subdivision that was <br /> approved on May 2,2005, for 48 townhomes. Their proposal includes reducing the number of dwellings <br /> to 18 single-family homes with lots ranging in width between 65 and 75 feet. <br /> Comprehensive Plan and Zoning <br /> The Comprehensive Plan guides the property for urban residential uses that will be served by city sewer <br /> and water. City services are beneath the adjacent streets and all parcels will be required to connect.The <br /> project complies with the Comp. Plan. <br /> The property is zoned Planned Unit Development (PUD) and is included in the River Park PUD. The <br /> plan guides the property for townhome uses and requires approval of a new Conditional Use Permit <br /> (PUD) to change the planned use of the area. The River Park PUD includes parcels that are 65 feet in <br /> width,which is the smallest parcel proposed with the current application. The project area is zoned <br /> correctly,but a new PUD must be established to appropriately guide the area for single-family uses. <br /> Analysis <br /> Plat <br /> The plat is located on an interior block surrounded by existing public streets.The block also includes a <br /> stormwater pond and 32 townhomes (5 buildings) which are not included in the current application.
