Conditional Use Permit CU 16-21 shall be approved and all conditions met prior to recording. <br /> Background <br /> Case No. ZC 16-05 <br /> The subject property is zoned Business Park (BP) with Multiple Family Residential (R4) to the west and <br /> commercial development in a Planned Unit Development (PUD) to the south and Business Park to the <br /> east and north. <br /> The applicant has also applied (CU 16-21) for a Conditional Use Permit (CUP) to construct a 100 unit <br /> senior housing project on the subject property. The BP District does not allow residential facilities so the <br /> applicant is requesting the property be rezoned to PUD (Planned Unit Development). <br /> Comprehensive Plan <br /> The Comprehensive Plan guides the properties for Mixed Use where multifamily residential uses are <br /> allowed and encouraged. <br /> Applicable Regulation <br /> In revien)ing a proposed amendment, consideration shall be given to existing conditions P)ithin the area directjand indirectly <br /> affected by the proposal, the conservation of propeqy values, the use to P)hich the properly affected is being devoted at the time, <br /> and relevantprovisions, if any, in the land use plan. <br /> The property is surrounded by Multiple Family Residential (R4) to the west and commercial development <br /> in a Planned Unit Development (PUD) to the south and Business Park (BP) to the north. Most of the <br /> surrounding property is zoned for some form of commercial or residential use,which is consistent with <br /> the Mix Use designation of the Comprehensive Plan.
