The plat will combine all of the existing seven
parcels into one lot. Lot combinations are typically an administrative procedure; however, due to the
combination of platted and unplatted lots, a simple plat is required to combine the properties.
The properties were the subject of recent Conditional Use Permit (CUP) and Zone Change applications
where the applicant was seeking to re -zone the land and establish a Planned Unit Development in order
to expand existing structures and operations. Combining the parcels was a requirement of the CUP and
Zone Change approvals from December 21, 2015.
The proposal meets the design standards for lot size and frontage.
Park Dedication
Park dedication is not required for this plat as no additional lots are being created.
Financial Impact
None
Attachments
Location Map
Final Plat dated July 6, 2016
Resolution
P a w E A E U s r
NaA f RE]
