Park dedication, for 3.28 acres, shall be paid in the form of cash at the commercial rate at the time <br /> of recording. <br /> Background/Discussion <br /> Case Number P 16-06 <br /> The subject property is west of Waco Street NW and south of Highway 10 and is zoned C-3 Highway <br /> Commercial with minimum lot sizes of one acre. The parcel is currently an outlot,which is undevelopable <br /> per the ordinance. In order to build a new billboard,the property needs to be platted. The minimum lot <br /> size for a parcel to support a billboard is one acre. <br /> The applicant will be removing their old wood billboard sign and replacing it with a new digital <br /> compatible sign. The new sign will be located on a different area of the property away from the pond,to <br /> the berm,and out of the wetland buffer zone. <br /> Parks and Recreation Master Plan <br /> The Neighborhood Parks Service Area text in Chapter 5 of the master plan states, recreation facilities should <br /> be developed when 300 or more households within cluster developments or on lots less than 2 acres are located within 1.5 <br /> miles of the park.The subject property does not meet this requirement.
