Surface Water Management Fee be paid in the amount required by the city at the time of final plat <br />prior to releasing the plat for recording. The 2016 rate is $226/urban residential lot. <br />2. Two trees shall be planted in the front yard as indicated in Section 30-934. <br />3. Park Dedication shall be paid for one dwelling unit at the rate applicable when the subdivision is <br />released for recording. The 2016 rate for residential is $3,712 per dwelling unit. <br />4. The applicant shall work with city staff to identify a trail easement for a future trail to be installed <br />from the northeast corner of Meadowvale Road and 193rd Avenue to the southwest corner of <br />Elk Lake Road and Meadowvale Road. <br />Background/Discussion <br />Case No. P 16-01 <br />The subject property is west of Elk Lake Road and north of 193rd Avenue. It is zoned R1 -c with <br />minimum lot sizes of 11,000 square feet. <br />The applicant will split the 11.43 acre property into three parcels - one new buildable lot, one lot for the <br />existing home, and one Oudot. The proposed parcels are 5.00, 3.11, and 0.21 acres in size. The <br />remaining acreage will be dedicated for city and county right-of-way purposes. <br />The proposal meets all R1 -c district regulations. A significant portion of the site is covered by wetlands <br />with drainage and utility easements placed. Lot 1, Block 1 provides buildable area on the north end of <br />the lot. To do a lot split on property that has not been platted and four or less lots, a subdivision <br />procedure by simple plat is required. This is a platting process that only requires city council review. <br />Parks and Recreation Commission <br />The Parks and Recreation Commission reviewed this item at their February 10, 2016, meeting.
