Public Hearing on Alltool Land Sale/Quit Claim Deed <br /> State law requires that an Economic Development Authority conduct a <br /> public hearing on any proposed sale of property owned by the agency. <br /> • The June 6 public hearing relates to the proposed sale of land <br /> immediately west of the Elk River Industrial Park 2nd Addition. <br /> By way of a previous memorandum, EDA Commissioners were advised <br /> that Alltool Manufacturing Company, Inc., is proposing a 40,000 <br /> square foot expansion to its existing 85,000 square foot facility in the <br /> Elk. River Industrial Park. The proposed expansion begins to exceed <br /> certain Uniform Building Code thresholds relative to the need for a fire <br /> lane and for additional setback areas around the structure. Alltool's <br /> existing site cannot accommodate both of these requirements. <br /> Property to the west of Alltool is owned by the EDA, and, although it is <br /> unplatted, it is considered more of an element of the City's storm <br /> drainage system than it is a viable industrial site. Conveying a 100 <br /> foot strip off of this track to Alltool would have little or no affect on the <br /> drainage system. In addition, the 100 foot wide strip does not pose a <br /> problem for Alltool relative to wetland restrictions. <br /> This property would be conveyed to Alltool by way of a Quit Claim <br /> Deed. The consideration for this Deed would be less than $500. The <br /> Deed would not be recorded until such time as the City has completed <br /> its internal site plan review process and a building permit has been <br /> • issued. <br /> P.O.
