Townsend, Manager of Real Estate <br /> Kansas City Facilities Service Office <br /> 6800 West 64th Street, Suite 100 <br /> Overland Park, Kansas 66202-4179 <br /> Dear Mr. Townsend: <br /> Subject: Elk River Post Office Relocation <br /> III The Economic Development Authority (EDA) owns an approximately 4.36 <br /> acre lot in the Elk River West Business Park, within the boundaries <br /> identified as your preferred area for a site for the relocation of the Elk River <br /> Post Office. This lot lies in the proximity of US Highway 10 and Joplin <br /> Street NW (map attached), generally between the Sherburne County <br /> administrative offices and Elk River City Hall. This West Business Park lot <br /> is zoned BP-Business Park, which is an appropriate zoning for the postal <br /> facility's distribution operation. <br /> The Elk River Housing and Redevelopment Authority (HRA) owns an <br /> approximately 3/4 acre lot at the corner of King Avenue and Main Street in <br /> downtown Elk River. This lot will accommodate a building of approximately <br /> 10-12,000 square feet and is zoned Cl-Central Commercial. <br /> Staff is proposing that the EDA and HRA begin discussions with the postal <br /> service to determine the feasibility of the following concept: <br /> • The EDA would sell the West Business Park lot - approximately <br /> $198,000 - to the postal service for its distribution operations. <br /> • The HRA would make the land it owns at the corner of King <br /> Avenue and Main Street available to a developer to construct a <br /> multi-tenant facility of which the postal service retail operations <br /> • would stand as a primary anchor tenant. <br /> 13065 Orono Parkway • P.O.
