A Conditional Use Permit to operate an auto body repair facility shall be approved by the City <br /> Council before May 31, 2016. <br /> Background <br /> The applicant initially applied for a Conditional Use Permit (CUP) and a Zone Change to the subject <br /> property in order to operate an auto body repair facility. Due to timing issues and the need for further <br /> information, the applicant has withdrawn their Conditional Use Permit (CUP) application and will be re- <br /> applying for a CUP. <br /> The subject property is zoned Commercial Reserve Transition (CRT) with a portion of the property in <br /> the Antenna Overlay District (AT). The AT will not be affected by the zone change request. Because <br /> CRT does not allow auto body repair facilities, the applicant is requesting the property be rezoned to C3 <br /> (Highway Commercial). <br /> Applicable Regulation <br /> In reviewing a proposed amendment, consideration shall be given to existing conditions within the area directly and indirectly-affected by <br /> the proposal, the conservation ofpropery values, the use to which the properly affected is being devoted at the time, and relevant <br /> provisions,if any,in the land use plan. <br /> The property is surrounded by Extreme Commercial Recreation,Commercial Reserve Transition,Medium <br /> Industrial,and Mineral Excavation Overlay.
