Park dedication shall be paid for one dwelling unit at the rate applicable when the subdivision is <br /> released for recording. The 2016 rate for residential is $3,712 per dwelling unit. <br /> Staff recommends the Parks and Recreation Commission also recommend that a trail be installed by the <br /> applicant along Meadowvale Road as identified in the Parks and Recreation Master Plan. (Figure 5.6) <br /> Background/Discussion <br /> Case Number P 16-01 <br /> The subject property is west of Elk Lake Road and north of 193rd Avenue. It is zoned R1-c with <br /> minimum lot sizes of 11,000 square feet. <br /> The applicant will be splitting the 11.43 acre property into three parcels, one new buildable lot, one lot for <br /> the existing home,and one Outlot.The proposed parcels are respectively 4.06,4.05,and 0.21 acres in <br /> size. <br /> Parks and Recreation Master Plan <br /> The Neighborhood Parks Service Area text in Chapter 5 of the master plan states, recreation facilities should <br /> be developed when 300 or more households within cluster developments or on lots less than 2 acres are located within 1.5 <br /> miles of the park. The subject property does not meet this requirement. Therefore, staff recommends the <br /> Parks and Recreation Commission recommend Park Dedication be in the form of cash. <br /> Trail Connectivity (Figure 5.6), as indicated in the master plan, states that Priority Conceptual <br /> Connections are desired along Meadowvale Road.
