City ~ <br />ElkkT ' <br />River <br /> <br />MEMORANDUM <br /> <br />TO: <br /> <br />FROM: <br /> <br />Mayor and City Council <br /> <br />Michele McPherso~irector of Planning <br /> <br />DATE: June 6, 2004 <br /> <br />SUBJECT: Provide Direction for Western Triangle Property Use <br /> <br />Item # 5.2. <br /> <br />Attachments <br /> <br />· Location Map <br />· Concept Plan for Townhomes submitted by Dennis Chuba and Rich IGncarmon <br />· West Oaks Plat <br /> <br />Request <br /> <br />The owners of the western triangle area, Dennis Chuba and Rich KJ_ncannon, have requested <br />Council direction regarding future use of their property located at the west edge of the <br />corporate limits south of Highway 10. The property is within the Urban Service District <br />(removed in 1999, added back in 2001) and is currently zoned Highway Business. <br /> <br />Background <br /> <br />The owners met with the Planning Commission mid-2003 with several concept plans; one of <br />which was an extension of the townhomes in the West Oaks subdivision. The Planning <br />Commission suggested that the site should remain commercial. The owners have indicated <br />that if it were to remain commercial, they would prefer to construct mini storage on the site. <br />Mini storage is not allowed in the C3 District unless it is on land outside the Urban Service <br />District. <br /> <br />Staff asks that the Council provide some direction to staff which can be forwarded to the <br />owners regarding the preferred use of this site.
