'~ity of <br /> <br />Item# 6.11. <br /> <br />River <br /> <br />TO: <br /> <br />FROM: <br /> <br />MEMORANDUM <br /> <br /> Mayor & City Council <br /> Michele McPherson,~irector <br /> <br />of Planning <br /> <br />DATE: June 14, 2000 <br /> <br />SUBJECT: <br /> <br />Reconsideration of Approval Of ZC 00-2 and <br />LU 00-2, Hoyt Partners <br /> <br />Request <br /> <br />The City Council, at its April 17, 2000 meeting agreed to continue the reconsideration of <br />their approval to change the land use and zoning of Parcel 3 (see attached map) of the <br />Hoyt Partners request to Highway Business and Highway Commercial from Light <br />Industrial and Business Park to June 19, 2000. <br /> <br />Previously, the City Council will have considered a land use change and rezoning for <br />Outlot D, Elk Path Center from Light Industrial and Business Park to Highway Business <br />and Highway Commercial. Assuming that the Council concurs with the Planning <br />Commission recommendation, it would be appropriate to allow Parcel 3 to remain Light <br />Industrial and Business Park. <br /> <br />Attachments <br /> <br />· Location Map <br />· Parcel Map <br />· April 17, 2000 City Council Meeting Minutes <br /> <br />Analysis <br /> <br />The original staff report and the action of the Planning Commission recommended that <br />Parcel 3 remain in Business Park Zoning. It was not intended to be zoned commercial <br />for the following reasons: <br /> <br />1. It does not have the same level of visibility as the parcels previously zoned <br /> commercial, <br />2. It has difficult access issues due to the site lines and curves of Business Center <br /> Drive and the closeness of the driveway to the Government Center, and; <br />3.
