Surface Water Management Fee be paid for one (1) lot in the amount required by the city <br />(currently $220/lot) prior to releasing the Final Plat for recording. <br />2. All comments in the Environmental Memo dated July 8, 2015, shall be addressed. <br />3. A wetland delineation must be completed, incorporated into the plat, and submitted to the city <br />for approval. <br />4. A 45 -foot easement around all wetlands shall be added to the Preliminary Plat. <br />Background/Discussion <br />The property containing the two residential structures and the church facility was originally platted as <br />eight lots in the Brentwood Subdivision. In 1994, the lots were combined into the one parcel. The <br />applicant requests to subdivide the property into four lots, three lots for the existing structures and one <br />new buildable lot. The applicant received a variance in 2013 for the reduced lot sizes in this proposal. <br />Planning Commission meeting summary <br />One resident spoke at the public hearing expressing frustration with the poor upkeep of the property, <br />specifically indicating tall grass. Code Enforcement inspected the site and verified ordinance compliance. <br />The Planning Commission had no issues and unanimously recommended approval. <br />Additional information <br />The applicant continues to work on providing staff a wetland delineation.
