Overview The property is currently zoned Highway Commercial (C -3) and requires a zoning change to Business Park (BP) to allow the applicant to operate a proposed light manufacturing business. They intend to construct a new 105,000 square foot manufacturing facility with a possible 73,500 square foot future expansion. The project is a permitted use in the BP district and has been reviewed by staff. A site plan /landscape plan has been attached for your reference. Background /Discussion Comprehensive Plan The purpose of the Comprehensive Plan is to establish a framework and expectations as to the future use of land. Applicable Regulations In revieaving a proposed amendment, consideration shall be given to existing conditions within the area directly and indirecty affected by the proposal, the conservation of properly values, the use to wbicb the properly affected is being devoted at the time, and relevant provisions, if any, in the land use plan. In the review of the standards for a Zone Change as outlined, it appears the request is consistent with this standard and is consistent with the City Council approved Comprehensive Plan and the Focused Area Study. The Focused Area Study identifies the subject property area as East Elk River Gateway.
