1 Request for Action <br /> River <br /> To Item Number <br /> Parks and Recreation Commission 5.1 <br /> Agenda Section Meeting Date Prepared by <br /> Action Items June 10,2015 Chris Leeseberg,Park Planner-Planner <br /> Item Description Reviewed by <br /> Park Dedication for Jenior Addition—P15-04 Michael Hecker,Parks and Recreation Director <br /> Reviewed by <br /> Cal Portner,City Administrator <br /> Action Requested <br /> Recommend,by motion,Park Dedication be satisfied by payment for one dwelling unit at the rate <br /> applicable at the time the lot split is released for recording,which for 2015 is $3,712 per residential <br /> dwelling unit. <br /> Background/Discussion <br /> The applicant will be splitting their 17.3 acre property into two lots, creating one new 10-acre buildable <br /> lot and the remaining 6.14 acres lot for the existing home. <br /> The plat will also provide 50 feet of road right-of-way for county Road 1 along the entire eastern portion <br /> of the property. Section 30-392 (3) indicates lot splits shall be submitted to the Parks and Recreation <br /> Commission for review of Park Dedication requirements. A recommendation should be forwarded to <br /> the City Council for consideration, along with the proposed subdivision. <br /> The Parks and Recreation Master Plan <br /> The Neighborhood Parks Service Area text in Chapter 5 of the master plan states, recreation facilities should <br /> be developed when 300 or more households within cluster developments or on lots less than 2 acres are located within 1.5 <br /> miles of the park. The subject property does not meet this requirement. Therefore, staff recommends the <br /> Parks and Recreation Commission recommend Park Dedication be in the form of cash. <br /> Trail Connectivity (Figure 5.5),as indicated in the master plan, states that Other Future Trails are desired <br /> along County Road 1.
