The conditional use <br />permit for the Elk Ridge Center PUD was approved by the City Council in February. One of <br />the conditions of the approval was that the design standards be approved by the City <br />Council. <br /> <br />The design standards reflect a north woods theme and are quite detailed. A preliminary <br />review process is outlined where potential designs are reviewed by the developer prior to <br />being submitted to the city. Included in the Development Design Standards are architectural <br />standards, building design standards, sign standards, and lighting and landscaping standards. <br />Also included are figures that illustrate the different guidelines. <br /> <br />The Planning Commission reviewed the design standards at their May 11th workshop. They <br />liked the standards but recommended the following changes to the section on signs: <br /> <br />B.8.3 <br />B.8.4 <br /> <br />Businesses tuffy be allowed up to a maximum of 3 wall signs and 1 projecting <br />sign. <br />Maximum sign size m~l; be up to 5% of the ground floor facade .... <br /> <br />The Commission wanted some flexibility to permit fewer than 3 wall signs and signs less <br />than 5% of the facade if they fek it was appropriate. <br /> <br />Staff offers the following comments: <br /> <br />B.4.9 <br />A.4.2 <br /> <br />Exterior materials, corrugated metal if not the prima~ material. <br />Architectural treatments and walls shall be constructed of the same materials used in <br />the bmTding <br /> <br /> <br />
