f
• City of TO: PARK & RECREATION COMMISSION
Elk River FROM: JANELLE SZKLARSKI, ZONING
ASSISTANT
DATE: MARCH 29, 1990 6C
SUBJECT: PRELIMINARY PLAT REVIEW FOR
THE PLAT OF "AUBURN COMMONS"
R.E.P. LTD.
Mr. Gary Santwire submitted two preliminary plats for the
property located at the intersection of 5th Street and Auburn
Place. Attachment #1 shows the vicinity map for the proposed
plats. Attachment #2 shows version A of the proposed plat,
which divides the property into 7 single family lots.
Attachment #3 shows version B of the plat, which divides the
property into 10 townhouse lots.
The proposed plat encompasses 1 . 25 acres. The city code states
that the city can require 10% of the land or a cash equivalent .
The park dedication fees for version A, which would accommodate
6 additional lots, would be $2,100. The park dedication fees
for version B, which would accommodate 9 additional lots, would
be $3,150.
At their meeting on March 27 , 1990, the Planning Commission
recommended denial of both versions of the plat. The City
Council will review the plats at their meeting on April 16,
1990 . If the City Council approves one of the proposed plats,
staff is recommending that the Park and Recreation Commission
make a recommendation to the City Council that cash be taken in
lieu of land dedication. Staff is making this recommendation
because lots 1 and 3, block 4 of Barrington Place are being
considered for park land through the tax forfeit process.
720 Dodge Ave. N.W. Elk River, Minnesota 55330 (612) 441-7420
