ACH, CITY PLANNER <br /> DATE: SEPTEMBER 8, 1994 <br /> SUBJECT: PRELIMINARY PLAT FOR HILLSIDE <br /> CROSSING SOUTH <br /> Riverside Development, Inc., is proposing a preliminary plat to subdivide <br /> approximately 12 acres into one commercial lot and two outlots. The <br /> proposed commercial lot will be approximately one acre in size and will <br /> accommodate an office building development. One of the outlots included in <br /> the proposed plat will be deeded to the City and made part of the regional <br /> pond as planned for this area. The other outlot will have to be replatted prior <br /> to any development considerations. Therefore, park dedication requirements <br /> on the subject outlot can be requested at that time. <br /> • The Master Park Plan has no park land identified in this particular area. <br /> Therefore, the Park Commission may consider park dedication requirements <br /> be made in terms of cash payment in the amount of $1,800 per acre. <br /> Furthermore, this plat has a lot of natural features including wetland and <br /> wooded areas. The Park and Recreation Commission may wish to provide <br /> comments regarding these natural features and incorporating them into any <br /> development plans. <br /> • <br /> P.O.
