ACH, CITY PLANNER��� <br /> DATE: AUGUST 3, 1994 <br /> SUBJECT: PRELIMINARY PLAT REQUEST BY <br /> ELK RIVER RETAIL CENTER, CASE <br /> NO. P 94-10 <br /> LOCATION <br /> Northeast corner of Elk Hills Drive and Highway 169 <br /> • OVERVIEW <br /> Elk River Development Corporation is proposing a preliminary plat to <br /> subdivide approximately five (5) acres into four (4) commercial lots to <br /> accommodate a commercial planned unit development. <br /> The Park & Recreation Commission is requested to consider the park <br /> dedication requirements for this proposed preliminary plat so the <br /> recommendation can be included to the Planning Commission. One of the <br /> issues staff will present to the Planning Commission is the possibility of <br /> extending a sidewalk along Dodge Street from Elk Hills Drive to 193rd. <br /> Currently, there is sidewalk on the north side of Elk Hills Drive to Dodge <br /> Street, at which point it terminates. Dodge Street between Elk Hills Drive <br /> and 193rd operates almost as a frontage road to serve the residential and <br /> commercial area along this stretch of road. Therefore, it will be <br /> recommended to the Planning Commission that they consider requiring <br /> sidewalk along Dodge Street as part of this commercial project and for the <br /> City Council to consider as a capital improvement to extend the sidewalk <br /> further north along Dodge Street connecting with 193rd at a later date. This <br /> extension of sidewalk will provide a complete loop from Elk Hills Drive to <br /> 193rd connecting with either existing or proposed sidewalk improvements. <br /> • <br /> P.O.
